Data center projects depend on more than finding the right location. Land, planning, permitting and access to critical infrastructure all need to come together before construction can begin.

As SUNOTEC Group expands into data center infrastructure in Bulgaria, we’re looking for a Data Center Development Expert to help move projects from site identification and land acquisition through development and building permit.

Successful data center development depends on securing the right location and coordinating complex land, planning, infrastructure and permitting requirements.

In this role, you’ll work with landowners, authorities, utility companies, engineers and consultants to keep projects progressing towards construction readiness.

Where you’ll make an impact

• Identify and assess potential sites for data center development.
• Coordinate land acquisition and land rights, including property transactions and easements.
• Drive planning and land-use procedures, including OUP/PUP, agricultural land conversion and related environmental processes.
• Coordinate legal, technical and spatial-planning due diligence, identifying development risks early.
• Manage procedures with municipalities, state authorities and utility companies, keeping approvals on track.
• Coordinate designers, engineers and external consultants while tracking documentation, deadlines and key project risks.
• Drive projects towards building permit readiness, ensuring development requirements are completed and documented.

You’ll thrive in this role if you:

• Have a degree in Law, Urban Planning, Architecture, Civil Engineering or another relevant discipline.
• Bring experience in investment, infrastructure or energy project development.
• Have practical experience with PUP, agricultural land conversion, environmental procedures and permitting in Bulgaria.
• Are comfortable working with state and municipal authorities and coordinating multiple stakeholders.
• Can manage several projects simultaneously while keeping control of deadlines and documentation.
• Have experience in data centers, renewable energy, BESS, substations or other energy infrastructure, as well as legal or technical due diligence.
• Have a good working level of English and strong MS Office skills.
• Hold a Category B driving license and are comfortable travelling across Bulgaria.
